We receive your enquiry and you will receive by return, a copy of our companies Terms of Business Document, which explains who we are regulated by and puts in writing the fee options available.
We will then contact you, usually within the hour. We can either arrange to meet at your home or place of work, or we can carry out the whole process over the telephone. We will take the necessary information to start sourcing your new mortgage. There is no obligation still.
We then use our systems to source all the lenders mortgage products to find the best mortgage to suit your needs.
An email will be sent to you within 24 hours containing a key features illustration which will tell you everything you ever wanted to know about that particular mortgage.
The mortgage is suitable and you are happy with the great rate we have managed to find for you and you now want to proceed to the next stage which is to get you an Agreement in Principle. This is the lenders agreement to lend you the money as long as the information provided is correct and the properties valuation result is ok. It is not however your agreement to borrow. There is no obligation still.
We would have gathered all the information at our first discussion and all that is needed is your verbal agreement to go ahead with the agreement in principle, as this involves credit searches.
We would process the agreement in principle and would hope in the majority of cases to have a result the same day.
Your agreement in principle is accepted.
This is where our knowledge of the industry will really help you. We will carry out all the work on your behalf. We will complete all the application forms, gather all the information, apply for the mortgage, certify your identity and residency, gather paperwork such as bank statements, wage slips. We will put all this information together and submit to the lenders, usually using our electronic systems already in place with each lender. This ensures a quick turnaround time. At this point you may well have to pay a valuation fee, and may therefore now feel obligated, but in reality you are not.
We will throughout the process be the lenders first port of call. Therefore we should be able to deal with most queries without disturbing you. We will help you find a solicitor, chase the estate agents, see the valuation through and push the lender for the mortgage offer as soon as possible.
We pride ourselves on the speed and efficiency of our service, and would hope to get you to this offer stage within 2 - 3 weeks. We would then ensure that your estate agents and solicitors have everything they need during the process and keep you updated until you exchange contracts. It is only at this point, that you are legally obligated. The completion date is normally set for approximately four weeks from exchange, but can actually be the same day!
We would at this time look at protecting your new home and mortgage. You will need buildings insurance in place for exchange of contracts. You will also need life cover, or accident sickness and unemployment. All of these we can source, apply and have in place for completion of your mortgage.
